What goes into a Mosaic replacement
Most quotes look alike on paper. The difference is in what gets skipped. Here's what goes down on every shingle replacement we do:
- Full tear-off. We remove every layer down to the decking. Roofing over old shingles hides problems and shortens the life of the new roof.
- Decking repair. Every soft, delaminated or rotted sheet gets replaced — documented with photos — at no additional charge.
- Synthetic underlayment. Better than felt against wind-driven rain and Atlanta summer heat, with ice & water shield in valleys and around penetrations.
- New metal. Drip edge, step and counter flashing, and pipe boots are replaced, not reused.
- Architectural shingles. GAF, Owens Corning or McElroy, installed to manufacturer spec.
- Ridge vent + Attic Armor. Attic Armor goes in under the ridge vent to keep pests out without blocking airflow. You won't find it at a supply house — we're Georgia's certified installer.
Repair or replace?
About half the roofs we replace have nothing to do with a storm — they're simply worn out. Architectural shingles in Atlanta typically last 20–25 years; 3-tab shingles closer to 15–20. If your roof is in that range and you're seeing curling, granule loss in the gutters, or repeat leaks, replacement usually costs less over time than chasing repairs.

Most replacements take one day
A typical single-family home is torn off and re-roofed in a single day. Larger or steeper roofs, specialty materials and heavy decking repairs can add a day or two. We magnet-sweep the yard and driveway for nails before we leave, and a partner walks the finished roof with you.
Paying for it

Signs your roof is done, not just damaged
- The roof is 18 to 25 years old (architectural shingles) or 12 to 18 years old (3-tab).
- Granules collect in the gutters and at downspout outlets.
- Shingles are curling, cupping, cracking or have bald spots.
- Leaks keep coming back in different places.
- You can see daylight or water stains on the deck from inside the attic.
- The deck feels soft or spongy in spots when walked.
One sign alone doesn't always mean replacement. Several together usually do. We'll tell you which category your roof is in - and if storm damage is the cause, whether it belongs on an insurance claim.
What affects the cost of a roof replacement in Atlanta
- Size and pitch. Steeper roofs need more safety setup and labor per square.
- Layers. Tearing off two layers takes longer and costs more in disposal than one.
- Material. Architectural shingles, designer shingles, metal and specialty systems are priced very differently.
- Decking. Damaged and rotted decking is replaced at no additional charge on our replacements. Full re-decking is a separate line item when it's needed.
- Flashing, ventilation and extras. Chimney flashing, skylights, ridge ventilation, Attic Armor and gutters.
Every proposal is a written, fixed price. Financing is available through our lending partner, subject to approval.
The layers we don't skip
A roof is a system, and the shingles are just the part you see. Underneath, we install drip edge at the eaves and rakes, ice-and-water protection in valleys and around penetrations, synthetic underlayment across the deck, and new flashing at walls and chimneys - not reused metal. We balance intake and exhaust ventilation so the attic doesn't cook the new shingles from below.
On most shingle roofs we also install Attic Armor under the ridge vent - an exclusive system that keeps pests out of the attic while letting it breathe. We're the only certified Attic Armor installer serving Northeast Georgia.
Frequently asked questions
How long does a roof replacement take?
Most single-family homes are done in one day. Specialty materials, steep pitches or heavy decking repairs can take two to four days.
Do I need to be home?
Not for the whole day. We like to walk the property with you before we start and again when we're finished.
What warranty do I get?
Mosaic's own workmanship warranty on shingle replacements runs 10 to 15 years — the full 15 years when you're enrolled in our maintenance program — and it's fully transferable if you sell. That's on top of the shingle manufacturer's material warranty.
Will you replace rotten decking?
Yes. Damaged and rotted decking is replaced at no additional charge and documented with photos so you can see exactly what was wrong.
Will a new roof lower my insurance premium?
Sometimes. Some insurers offer discounts for newer roofs or impact-resistant shingles. Ask your agent - we'll provide the paperwork they need, like the installation date and product specs.
Do you help with financing?
Yes. We offer financing through a lending partner with monthly payment options, subject to approval. We can help you apply after your free inspection.
Do you pull the permit?
Yes. We handle the building permit wherever your city or county requires one.
Can you install a new roof over my old one?
We don't recommend it. A tear-off lets us inspect and repair the deck, install proper underlayment and flashing, and it's what manufacturers expect for full warranty coverage.
