Roofing questions, answered.

The questions we hear most on Atlanta roofs, answered plainly. Don't see yours? Call (404) 260-3168. We answer 24/7.

Roof age and condition

How long does a roof last in Atlanta?

Architectural shingles typically last 20–25 years here. 3-tab shingles last 15–20. Standing seam metal lasts 40–70 years, and slate, tile and copper can last a century. Georgia heat, humidity and tree cover all shorten roof life.

How do I know if I need a new roof?

Common signs are age past 20 years, curling or cracked shingles, granules piling up in the gutters, repeated leaks, soft spots, and daylight in the attic. A free inspection gives you a definite answer.

Can I tell if my roof is damaged from the ground?

Sometimes. Missing shingles and lifted flashing are visible. But hail damage and many wind creases almost never are. Dented gutters, vents or a mailbox after a storm are a good clue that the roof was hit too.

What are the black streaks on my roof?

Usually algae (Gloeocapsa magma), which is common in humid Georgia. It's mostly cosmetic. Algae-resistant shingles prevent it on new roofs.

Why is my attic so hot?

Usually poor ventilation: not enough intake at the soffits, not enough exhaust at the ridge, or both. A hot attic shortens shingle life and raises cooling bills. We check ventilation on every inspection.

Repairs

Can my roof be repaired instead of replaced?

Often, yes. Isolated leaks, flashing failures, pipe boots and a few missing shingles are usually repairs. We'll tell you honestly which one you need.

How fast can you respond to a leak?

Same day in most of metro Atlanta, often within 4–6 hours for an active leak. We tarp first if needed.

Why does my roof leak only in heavy rain?

Wind-driven or heavy rain finds weak spots that normal rain doesn't, usually flashing at chimneys, walls, skylights or valleys. These are very fixable.

Can you match my existing shingles?

Usually. If your shingle is discontinued, we find the closest match. On a storm claim, an unmatchable shingle can be grounds for more replacement.

Replacement

How long does a roof replacement take?

Most single-family homes are done in one day. Steep, large or specialty roofs take two to four days.

Do I need to be home during the replacement?

Not all day. We like to walk the property with you before we start and again when we finish.

Will you put new shingles over my old ones?

We recommend a full tear-off. It lets us inspect and repair the decking, and many manufacturers limit warranties on layovers.

What happens if you find rotten wood?

Damaged and rotted decking is replaced at no additional charge on our shingle replacements, and documented with photos.

Will you clean up nails?

Yes. We tarp landscaping, use magnetic sweepers on the yard and driveway, and haul away all debris.

Do I need a permit for a new roof?

Many metro Atlanta jurisdictions require one for a full replacement. We pull permits where required and coordinate historic-district approvals.

What's Attic Armor?

A ridge-vent pest barrier that keeps squirrels, bats and insects out without blocking airflow. It's not sold in supply stores, and Mosaic is Georgia's preferred installer. Learn more.

Storm damage and insurance

Does homeowner's insurance cover roof replacement?

It covers sudden damage like hail, wind and falling trees. It doesn't cover age and wear. If storm damage is documented, the policy may pay for a full replacement, minus your deductible.

How long do I have to file a claim in Georgia?

It depends on your policy. Many require prompt notice and set a limit from the date of loss, commonly one to two years. Check your policy and don't wait.

Should I call my insurance company or a roofer first?

Get a roofer's inspection first so you know whether there's real damage to claim. If water is coming in, call us right away to stop it.

Do I have to use the roofer my insurer recommends?

No. In Georgia you choose your own contractor.

Will you meet the adjuster?

Yes. We meet adjusters on site to make sure all damage is captured, and we supplement missed items in writing.

What if my claim was denied?

Call us. We'll inspect the roof and tell you whether there's real storm damage worth contesting. Read our claim guide.

Can you pay my deductible?

No, and you should be wary of any roofer who offers. Waiving a deductible means misrepresenting the claim to your insurer.

Materials

What's the best roofing material for Atlanta?

For most homes, architectural shingles offer the best value. For long-term owners, standing seam metal. For historic homes, slate, copper and tile. See materials compared.

Is a metal roof loud?

Not over solid decking and underlayment. Inside, it's not noticeably louder than shingles.

Are impact-resistant shingles worth it?

In hail-prone parts of metro Atlanta they can be. They hold up better to hail, and some insurers offer discounts. Ask your agent.

Do you install flat roofs on houses?

Yes, including TPO and 80-mil Duro-Last PVC on low-slope sections, porches and modern homes.

Cost, warranty and company

How much does a new roof cost?

Every roof is priced on its own, based on measurements, slope, decking, flashing, materials and more. We inspect and measure for free, then give you a fixed written quote. See what goes into the price.

Do you offer financing?

Yes, through a lending partner. See financing.

What warranty do you offer?

10 to 15 years of transferable workmanship coverage on shingle replacements (the full 15 with our maintenance program), 10 years on TPO, and 1 year on repairs, plus manufacturer material warranties. See warranties.

Are you licensed and insured?

Yes. Georgia license GBL-0523-21153, with general liability and workers' compensation coverage.

Are inspections really free?

Yes, for homeowners in our service area, with no obligation.

What areas do you serve?

All of metro Atlanta. See service areas.

Do you do commercial roofing?

Yes: TPO, Duro-Last PVC, EPDM, modified bitumen, metal and coatings. See commercial roofing.
