What ASTEC is
ASTEC makes fluid-applied roof restoration systems that have been installed on commercial roofs since the 1980s. Instead of tearing off a worn roof, the system is built up in layers over the existing surface: seams, fasteners and penetrations are reinforced, then the whole roof is covered in a continuous, seamless membrane with a reflective finish.
ASTEC sells through Authorized Contractors rather than supply houses. Mosaic is one of them, which means we install the system to ASTEC's specifications and can register qualifying projects for ASTEC's manufacturer warranty.
Roofs we restore with ASTEC
- Metal roofs — screw-down panels on warehouses, shops, churches and agricultural buildings. Fasteners, laps and rust spots are treated before the coating goes on.
- Single-ply roofs — aging TPO, EPDM and PVC with open seams, shrinkage or brittle flashings.
- Residential roofs — metal roofs and low-slope sections of homes like porches and additions.
How an ASTEC restoration works
- Roof survey and moisture testing to confirm the roof can be restored
- Wet insulation and failed areas removed and replaced
- Power-wash and surface prep so the system bonds
- Seams, fasteners, penetrations and flashings reinforced
- ASTEC base and finish coats applied to the specified thickness
- Final inspection and photos, with warranty registration on qualifying projects
The renewable warranty
Qualifying ASTEC projects can carry ASTEC's renewable manufacturer warranty. At the end of the term the roof can be inspected and re-coated to renew coverage instead of being replaced. We'll walk you through the warranty options for your building before you sign.
Is your roof a candidate?
Restoration works when the roof deck is solid and most of the insulation is dry. If too much of the roof is saturated, a coating is the wrong answer and we'll tell you, and quote a TPO or Duro-Last PVC replacement instead. See our roof coatings overview for how ASTEC compares with other coating options.
Frequently asked questions
Is Mosaic certified to install ASTEC?
Yes. Mosaic is an ASTEC Authorized Contractor.
How long does an ASTEC roof restoration last?
It depends on the system, thickness and roof condition. The warranty term for your project is set in the proposal, and the roof can be re-coated later to extend its life and renew coverage.
Can ASTEC go on a house?
Yes, on the right roof: residential metal and low-slope sections like porches and additions. Steep-slope shingle roofs are not coating candidates.
Does the building have to close?
No. There is no tear-off, and the work is quiet compared with a replacement.
How does the cost compare with a new roof?
Typically a fraction of a full tear-off and replacement, because the existing roof stays in place. We'll price both so you can compare.
