What to Expect During a Roof Replacement in Atlanta

A roof replacement is one of the largest projects most homeowners ever take on. Knowing what happens at each stage makes the process less stressful and helps you spot problems early.

Step 1: Inspection and written proposal.

Before any work is scheduled, the roof is inspected and photographed. You should receive a written, itemized proposal that lists the materials, the underlayment and flashing details, the decking work and the warranties. If an insurance claim is involved, the proposal is compared with the adjuster's estimate so the scope matches.

Step 2: Permits and scheduling.

Replacement often requires a permit, and the crew schedules materials delivery and the work itself. Tell us about gates, pets, driveway access and any days you need to be away.

Step 3: Protecting the property.

Before tear-off, landscaping near the house is covered, plants are protected and the driveway is covered with tarps. Gutters and any exterior items are protected as needed.

Step 4: Tear-off to the deck.

The old roofing is removed down to the decking. This is the step that reveals what's really underneath. Any soft or rotted decking is marked and replaced. On a complete tear-off, we replace damaged decking as part of the job, and we'll show you the damage before we repair it.

Step 5: New underlayment, flashing and ventilation.

New underlayment goes on the deck, followed by drip edge, flashing at valleys, walls and chimneys, and ventilation. This is the layer that keeps water out, so it matters as much as the shingles themselves.

Step 6: Installing the new roof.

The shingles or other roofing material go on according to the manufacturer's installation instructions. Nailing pattern, starter strips and ridge details are checked as the work goes. This typically takes one to several days, depending on the size and complexity of the roof and the weather.

Step 7: Cleanup and magnetic sweep.

Debris is removed from the yard and driveway, and the property is cleaned up. A magnetic sweep of the yard picks up loose nails, which protects vehicles, pets and kids.

Step 8: Final walkthrough.

We walk the roof with you, explain what was done, and give you the warranty paperwork and manufacturer registration details. It's also the time to ask any questions about ventilation, gutters or future maintenance.

What you can do to help.

  • Clear the area around the house of valuable items and fragile décor.
  • Move vehicles from the driveway on work days.
  • Let us know about any sprinklers, outdoor equipment or buried lines we need to avoid.
  • Keep your proposal and warranty documents in a safe place.
Will the crew be noisy?

Yes, a roof replacement is loud, especially during tear-off. We keep the work schedule tight so the noisiest days are as short as possible.

What if the crew finds more damage once the old roof is off?

It happens sometimes. Any additional decking repair is documented with photos and explained to you before it's done, so you're never surprised by the bill.
