What a maintenance inspection covers
- The membrane, seams and surface condition on TPO, PVC, EPDM and modified bitumen roofs
- Flashing at roof edges, parapets, curbs, pipes and rooftop units
- Drains, scuppers and overflow outlets, cleared of debris
- Ponding water and drainage slope
- Metal panels, fasteners and sealants on metal and standing seam roofs
- Coatings and their adhesion on restored roofs
Each inspection produces a written report with dated photos and a prioritized list of repairs.
Why property managers use a maintenance plan
- Predictable budgets. Known repairs go into the operating budget instead of emergency invoices.
- Fewer tenant complaints. Drain and flashing problems are caught before they reach tenant space.
- Better records. A dated photo history helps with insurance claims and with lender or buyer due diligence.
- Warranty support. Keeping up with maintenance helps protect manufacturer warranties, which often require it.
How the program works
1. We inspect the roof and give you a written condition report with photos. 2. You get a prioritized repair list with costs for each item. 3. We clear drains and complete the approved repairs, then document the work. 4. We schedule the next inspection, typically twice a year and after major storms.
We quote each building separately. Pricing depends on roof size, system type, access and how many items need repair.
Who this is for
Property managers, facility directors, HOA boards, churches, retail owners, warehouse operators and general contractors who need a dependable roofing partner for more than one building.
